How it works

From a bare address to a client-ready report

01Property

Start from an address, not a form

Valyo resolves the property and pulls the characteristics it can find automatically — square footage, bedrooms, year built, lot details — then asks only for what it can't confirm on its own.

02Comparable evidence

Ranked, adjusted, and shown — not hidden

Comparable sales are ranked by similarity and adjusted toward the subject property one feature at a time: renovation, view, lot size, market timing. Every adjustment is visible and editable, never a black-box weight.

03Valuation

A supported range, with its own reasoning

The output is a range, not a single false-precision number, with a reference estimate positioned at its true, computed location inside it — and a confidence score built from real factors: evidence count, proximity, recency, dispersion.

04Market intelligence

Context alongside the estimate, not folded into it

Active competing listings and a local price-trend chart give a client the fuller picture. They're shown as market context — they never quietly become valuation evidence.

05Professional report

A client-ready, brokerage-branded document

A polished PDF with your name, your photo, and your brokerage's branding — plus an AI-written summary generated strictly from numbers already on the page, never a new figure the client hasn't seen.

Capabilities

Built to be explained, not just trusted

Transparent adjustments

Every comparable shows exactly what was adjusted and why, so you can defend the number to a client, not just quote it.

Realtor override

Remove a comp that doesn't fit, add one you know about, correct a property detail, regenerate. Your judgment has the final say.

Auditable, versioned runs

Regenerating creates a new version — it never silently overwrites a valuation a client has already seen.

Agent or brokerage branding

Your photo, your logo, your brokerage's logo. A client sees your name on the report, not Valyo's.

AI that can't invent a figure

The optional AI Analyst note is generated strictly from numbers already computed on the report — it has nothing left to invent.

Organization-scoped teams

One account holds a whole brokerage. Every report, override, and client stays scoped to your organization.

FAQ

Frequently asked questions

Is the valuation a real appraisal?+

No — Valyo produces a Comparative Market Analysis (CMA), the same kind of report Realtors have always prepared for clients, generated faster and with a documented methodology. It's not a substitute for a licensed appraisal.

Can I change the comps it picks?+

Yes. Remove any comp that doesn't fit, add one of your own with the sold price and details, then regenerate — the estimate updates to reflect your curated set, and the original run is kept, not overwritten.

Does the AI Analyst summary ever change the price?+

No. It's strictly downstream of the valuation — it explains the number that's already been computed, it never computes or adjusts a number itself.

What markets does Valyo cover?+

Metro Vancouver, BC and Houston, TX today. The workflow and methodology are fully built for both — comparable and market data is currently our own representative demo data set for both markets while we pursue a licensed real-estate data provider; see our Data Architecture page for current status.

Does Valyo have MLS or board data access?+

Not yet. Valyo does not currently have an MLS, DDF, VOW, or commercial property-data license. The product's data-provider architecture is built to add one without rewriting the valuation engine — see our Data Architecture page for exactly how, and what's real today versus in progress.

Can my whole brokerage use one account?+

Yes — an organization can hold multiple team members, with every client, report, and comp override scoped to that organization.
